Located in the Roswell area within walking distance of the chatahoochee river, this was a 2 month project which came out really well. There were challenges such as termite damage, building plumbing issues, and the high cost of materials. The biggest problem was working with the HOA to resolve the plumbing issues which were building wide and affected the unit. Of course, they would not fix the problem and we ended up having to hire plumbers for a work around solution. This illustrates the common challenge of having to work with HOA's in condo projects. Most of the time, they are difficult and sometimes they are downright terrible. When this sold in spring of 2021, the housing market was strong and definitely a seller's market.

Located in the Duluth in Gwinnett County, this was a 4 month project where we basically replaced almost everything in the house. One example is we ripped out the one piece acrylic shower/bath kits with real tile. When this sold in summer of 2020, the housing market was strong but holding out a bit longer would have resulted in a higher sale price. This was one of the few times that finishing too quickly ended up being a bit disadvantageous.

Located in the Duluth in Gwinnett County, this was a 8 month project where we did a renovation for a second time. The first renovation was done in 2015 and after a sale fell through due to financing, we had no choice but to rent it out. The long term goal was to sell the property however and after the tenant left, we did an extensive modeling using lessons learned from both the first remodeling and also the sales process. When this sold in fall of 2019, it was a very smooth experience due to learning from mistakes made the first time around.
